LOCATION: 
Dundee Road (SR 542) and Buckeye Loop Road, Winter Haven, Polk County, Florida.  This site abuts a beautiful walled/gated single family subdivision.
SITE: Commercial corner, plus 3 to 5 off-corner parcels.  Total site is 7.8 +/- acres with 600 feet of frontage on Dundee Road and 500 feet of frontage on Buckeye Loop Road.  Master storm water detention has already been planned and built by the developer in order that the individual lots do not need to accommodate onsite detention.
INGRESS & EGRESS:             
Excellent access from either Dundee Road or Buckeye Loop Road.  Each road is an undivided two-lane.  The main entrances will contain both left and right unobstructed access onto the property.  The developer is attempting to obtain an additional curb cut along Buckeye Loop Road that will provide right-in and right-out only (see site plan above).

SIGNAGE: The overall commercial development will have a monument sign located at the entrance off Dundee Road (SR 542).  Signage rights will be available on the developer's monument sign.  Individual monument signs will also be available, subject to the sign regulations of the City of Winter Haven.
ASSOCIATION FORMATION: It is anticipated that the internal road will be considered a private road and owned by an association of all of the parcel owners; the association will share in the common area costs. 
ZONING/LAND USE:  City of Winter Haven - Property is currently zoned as a Planned Unit Development (PUD) and is approved for commercial, retail, offices, hotel and recreational uses.  It carries a Commercial/Retail Future Land Use.
EMERGENCY: Fire, Police, and ambulance service available to the site.
PERMITS: Fully engineered sites to be provided.  The parcels will be sold in a graded condition within 6" of the final pad elevation with utilities located at the property line.
PRICE: $15/square foot for corner parcel.  Off-corner lots are priced at $12/square foot.  The developer is willing to sell, lease, or provide build-to-suit opportunities for users.
